The foreign investor tax is more for Financial markets lah, ie, Securities, Futures, Currencies, Commodities etc markets. Anyway, there's still lotsa uncertainties in tat tax!

Tat tax applies something like if u withdraw yr investment / gains in 3 years' time. Still better than Singapore HDB, cant sell new flat bought direct from HDB within 5 years! Kena enbloc, 10 years! Good luck, man.

Ekkamai 5k THB ex? The main road is still Sukhumvit Road, I have some ang moh colleagues staying nearby there, their rental is 60k - 80k THB onwards hor!!! All my ang moh colleagues staying along the Sukhumvit stretch of road.

Last month actually we're looking for good service apartment to stay for our trip. On the same road (Sukhunvit soi 55) there is this apartment that cost 8k plus baht per nite...

Will b there nxt mth 2 buy the condo in sukumvit, idea is 2 rent it out. nxt wil b partnering my thai biz partner 2 build the aprtmnt i m talking abt.

Tats y I 1 2 hear sum opinion, s I intend 2 sll sum of them 2 fellow s'porean 4 their tiraks... Of course wif the rent i mention, i m talking abt a better package in the rooms.

Anyway, here is sumthing new tat happened 2 me when i was there 2 wks ago.

The immigration had cam e out wif a new law. from october 2006 onwards, anybody tat had entered thailand, u wil b given a 6 mths period 2 make s many trips s u 1 into thailand, but not exceeding 90 days. Actly its very stupid, but I was slap wif tis new law.

Wat happen was, I was there on 14th October 2006, and 6 mths from tis date wil b 14th April 2007 rite... I arrived in Chiangmai on the 13th of April, n was given 1 day 2 stay in Thailand. The explaination is...bcoz its the last day of my 6 mths period, n I will hav 2 leave thailand on the 14th n re enter again, so tat I wil get a new 6 mths period. Argued 4 like 1 hr in the airport, called my friend in chaingmai, can't solve the problem. More tourist turn up in the office with the same problem. So finally, no choice, get out of the airport, enjoyed my songkran, than head 2 mae sai border 2 exit thailand into myanmar than go bk thailand again. N it seems many tourist went there having the same problem I got.

So b4 u go thailand now, pliz check wif the thai embassy here, the tour agents here dun even knw abt tis new ruling. o, n ur passport 2.... hope tis help.

Ic.. Maybe that explains why my friend was given 7 days pass when he was staying for 5 days. I was given 13 days for 7 days stay...

This, I believe u r using the visa-free period 4 SG passports, rite? Who ask SG Govt 2 engage in spat/dispute wif Thai Govt some more? If I'm Thai Govt, I'll oso make things difficult / not so easy 4 SGPeans, since SG Govt so hao lian, dun give face, etc. SG Govt want face, Thai Govt oso want face wat. All this, u can thank SG Govt, hahaha!

Since u r doing biz wif Thai partner, why dun juz use the company name, pay some $$, pay some tax 2 Thai Govt, apply 4 business or employment visa? At least u get 1 year multiple entry visa, yr entrance / exit is hassle free!!!

Tat's why I said, depends on whether u willing 2 pay $$ anot, how much u willing 2 pay!

a common practice for foreigners buying landed housing in thailand is to set up a company with thai nominees. this will entitle them to buy land or landed property. not sure if the present government it clamping down on this or change the ruling.

advice from friend based there is to stay out of property at the moment as its still expensive (in bkk terms) and politically unstable. property is not a liquid asset.

Correction.

Buying direct from HDB is because of its subsidised price and the price difference with resale ones.

However the pte property market allows you to sell direct.

So doesn't need to buy HDB. If you want to buy and then subsale, you can buy pte. No one can stop you

oh, of course, if u r rich enuf, by all means go buy the private property!

Pls enlighten me, if Thailand has such "subsidised" public housing schemes, if yes, do they have regulations, ie. lock-in schemes & restrictions, similar 2 HDB, HUDC, EC, ENBLOC, etc?

Nowadays, buy HDB direct oso no gurantee got buyer when u wanna re-sell (in re-sale market). Buy re-sale, oso got 2.5 years lock-in period!

There are stupid rules in buying properties in Thailand. Landed property is not allow to be purchased by foreigners. Buying condo also headache. In a project, assume there are 100 units of apartments, 51 units need to be purchased by Thai and the rest to foreigners.
