Depends on what kind of area I am going to stay.
If I am going to stay in those areas where its all the khon thais staying, and budget range with what they are paying, then I will not be concerned with all the stuff like smoke detectors etc.

If I am going to stay in those areas where theres alot of foreigners and paying high rental, then safety is definitely a concern.

As for point 6, I will elaborate in next post

What are the main concerns in buying an apartment in BKK?
To be frank, its my main concern.

Buying a property is an investment. Renting it out is also considered an investment. It will come a day when I will have to sell it to get money back.

There is a problem. By buying a property channelling funds over to Thailand is easy. How about the day when I sell the property and want to channel the funds out? Is it going to be easy?

Every country has their own currency controls. Just like China, many foreigners plunge in to buy the property there but when they sell it, how are they going to bring out the money? Normally its thru a 3rd party but it ain't gonna be safe. Friends can even turn each other out because of money, not to even talk about mere acquaintance. Many were fucked when they go thru 3rd parties and virtually at their mercy as these 3rd party can go for very high commissions which end of the day it ain't even fucking worth it to sell the property.

Back to Thailand, same thing. Can't even bring >50K thai baht out without govt approval. If i sell the property, in order for me to take the money back to SG, this money is going to take a long process. Long still nevermind, but the problem happens when sometimes its not about how long but whether the full sum can be taken out or not.

Drug traffickers do not have the word Drugs on their face. They get caught because most of the time they get "Baotou".

If you want to remit more than that amount of money, you need to apply thru Bank and I think you need the Governor's signature if I m not wrong. (Not really clear on this part)
All these are steps to prevent money laundering. But its all bullshit. Money laundering is an easy excuse to say it, in another words is to tell you not to bring their money out of their country.

Sorry to hear that you will be moving back to Singapore during middle of May. Could you please share with us how you'll be getting your deposits back from the management? Since you have to put 2 months of rent and a security deposit when you sign an agreement to rent the apartment, I like to know the process of getting your money back from the management.

first of all you need to let the management know 1 month before your contract ends that you wan to move out. then they will contact the owner and get back 2 months rental back. or you can contact the owner 2 months beforehand that you will be staying till end of the contract. therefore you do need to get them back anymore.

all in all, you need to talk to the owner.

Technically, that is not wrong, but the problem will be the exchange rate will not be very good.

Singapore only says you cannot bring more than $30K SGD out of SG, but never say you cannot bring in more than 30K SGD
