Haizz...not ending it but just did homework and assess and gather experiences from fellow bros who try it, done it, END it. Makes more sense for me to make the $$ last for at least 1 yr. By then if she's as good as I assess her to be, then I will settle. Not good? Then move on to next one. I scared already after PRCs..now VBs...also need to spend more time to know the VN culture and see can accept or not.
I only know i can eat local food everyday will not get sick.. But when it comes to feelings..I super scared la. What i want, she can promise. But hey! People change. So only way is to spend more time then see. Time will tell la as fellow bros advice. If this r/s fail, I know my salve for my wounded heart. Get drunk and lam tinh as many as i want until not pain.

Question: How to secure the rental for at least 1 year and ENFORCE it? I scare the landlord suddenly ask me to move...

only way to secure the rental for a year is to pay upfront 1 year..wifi here is cheap...mine is 300k per mth for unlimited usage at 54 Mbps...able to eat local VN food everyday???.....try it for 10 years n see if u will say the same....

btw...from ur postings...u seems new to VN scene..its better not to commit in anything rashly and open urself to more choices first.

YUP!! I am new to the scene. Past 2 years only go KTV, bia om,salon,repeat. Now a bit sian liao. Thats why I need more time la....as advised by many bros. After the first fight over FB, kinda wake up liao. honeymoon period kinda ended early and now got the "waaaaaa...nbz...kor chiu bx!!!" feel. As a 2cent bizman, I quite sensitive to long term maintainance of a VN bx. Still, i think i will upfront pay 1 yr. Just worried pay liao ask me move before lease over and no return me the $$
because you never meet me and some other SBF bro who think differently from the SBF Vietnam regulars you met.
maybe you are not blinded by love but you are not confident of yourself to maintain a long distance relationship.

Opps...forgot to elaborate. I also have a venture starting soon in the maritime sector. A shipbrokering venture. Small time thing only. As I am blessed to have a senior in the sector guiding me, will need to go Vung tau(their port) to do some documentation translations, etc.
Own biz, so need to toggle there and back to Stinkapore.
Yup, biz is hard to do. Horizon Towers still 30% unrented out. Office units now are rotting. Just a matter of see who can hold out longer. I am expecting a property crash soon with Phom Penh(dunnoe spell right or not) opening up.

dun worry...the landlord will not force u to leave before the lease expire...in fact he/she will try to keep u staying there as long as possible bcos its a sum of money paid upfront and still can put the money into fixed deposit for interest.
but do get the landlord to issue u a written proof that he/she receive the amt of money for a year rental.

what i am saying now CAN happen in worst case scenario not likely to happen in residential leases but definately in commercial leases...so u sign a 12mth lease actually i would be looking at 2+2, and the business u set up is going well, what will happen is that even though the contract may have rental reviews included in them, the land lord will get greedy, he will then demand money often in amount much greater than economical, often it is in an attempt to take over your business if its that profitable and its something tey can emulate.
They will then create a prextext in which a dispute will arise out of the lease, then they will lock your doors. Now this will drag on for months in which a. you cannot do business
b the legal costs will be much higher as you will have the onus of getting legal representation
c the landlord prob has connections that you dont
so finally after everything said and done it would be easier for u to take the loss and walk away.
So in that scenario, should your landlors in your residental property feel that they can get higher prices, then you will find that suddenly you have no water, no electricity or any number of problems that could force you to make a exit.
Any guy who tells you that its not a possibility and simply paying 12mths in advance will remedy that problem is a idiot
