Yes agree, about 5-6% rental return yearly plus the appreciation or depreciation of property price if decide to sell later. Usually if buy for say 10 years investment can get above 10-25% / year return depending on future property price heading.

I just trying to stay alive with basic rental income to be a better man and a happy man

yes the popular places like riverside or good view which is most popular for loy krathong need to go early to get a table, but is worth to join the crowd if is your first time for loy krathong in CM......dun take the river boat in riverside dinner, you will be the target of others trying to shoot fire cracker at both side of the river

Personally I think if rental yield is at least 8% or more then it's considered good returns.
Anything below that is mediocre returns.

The property must hold for at least 5 years or more to see substantial appreciation.
There're better ways to get a 5-6% return than to put into a fixed asset which is harder to liquidate unless your intension is to hold out for huge appreciation in the future.

Don't forget that if there're many empty plots of land in your neighbourhood then developers may flood more projects in time to come.
This will also affect how huge your property appreciation will be in the future.

yes you are right, there's more better investment compare to 6% rental yield but that may need some monitoring and work to achieve that. I know of some farang friends buying older condo and refurbish it later for higher rental yield and they can achieve some good 10-15% for some units.

I'm just a lazy man looking for easy way to buy newer free hold condo and happy with 6% less the headache of renovating and trying to earn more. Most important actually is to past down whatever I own so that next generation can survive better and focus more on charity work rather then work to live like back in sg.

Sanuk in Pai. Always thought of doing Pai, only drawback is right company 555. Nah, I'm not the doing the touristy boat ride. Fire crackers (hopefully) in confines of bedroom.

Riverside or Goodview, need to book table as early as 4pm. I remember 3 years ago, before resident at CNX, my gf called her friends and paid for their drinks just to reserve good location at Goodview.

The ping river will be fill with leafs and candle. According to some Thais beliefs, if you want to really have good relationship with your gf/wife do refrain from floating the leaf together, and some believe float them together will have ever lasting relation.

To me as long got money, everything will works out fine. practical theory. 555
