I am offering myself to get married to a rich women that has 1.2 million dollars cash to be given to me. 300k would be used to fully buy a house, 400k would be used as investment to generate a 7 percent return on investment, will be used to purchase a retail mall reits, using a compund interest in 70 years time the 400k would have grown to 18million when it is reinvested back to the business to increase the unit which i hold, the other 500k would be used for other personal stuff.

We would be registering our marriage in singapore and consumate our marriage in our matrimonial house. I do not intend to get a loan to finance the house and is looking of someone who is able to fully payup the whole property.

We would be living together doing things which most couples do like cooking, watching tv, shopping, going to movies, but if you would like to have a kid, another 400k would be needed as 7% would generate $28000 annually which would translate to $2333 monthly.

This is the financial plan that i have for this household and is looking for a suitable partner tolive my life together.

If you are ablr to recommend, i would personnaly give a 2% Ang Bao to the matchmaker which would amount to $24000 based upon the marriage dowry of $1.2million.

How the reits works is similar to purchasing the shares of the company to derive rental income which the properties leases to tenants and 90% of the rental is paid to unit holder (like sharesholder) to obtain tax concessions

They would also highlight that due to market volatility there will be some risks involved. You still have not explained to the prospective bride-to-be .

As for risk, there is interest rate risk for loans which becomes due or when the interest cost rises and when property prices devalues and tenancy occupancy rate is an important factor as well, renewal of rental leases is also one of the risks which needs to be factored for consideration.

I,m not advising people to put all into one asset class, they can make their own decision for their investment, some have preference for dividend yield in equities, some for the growth for the share price and make an exit and search for other stocks to buy, i have preference for properties and to derive rental income from them, the average return if you buy all counters is 6.355 % and the highest is 8.366% today, i always target at 85% performance.

I propose the following... Not looking for a wife or sponsor or meal ticket:

I'm looking for a GF, partner, co investor who will come up with $1.2M while I come up with another $1.2M myself. Doesn't need to be cash ... As long as she has collateral or can obtain a bank loan so we can have a startup cap of $2.4M

We invest it in a vehicle yielding 11% pa (statistically national average, pretty safe, as I had done it in the past, still am, my own experience was higher and even as high as 100% over 3 yrs. ie 300% total but when the market turns -ve my avg over the past 15 yrs is still higher than the national avg of 11% pa)

Assuming I only achieve a national avg yield of 11%. Our nest egg of $2.4M will give us $17.43M in 20yrs time and if we still haven't become an item or found our respective life partners by then, we can choose to retire with this comfortable monies or spend it on our respective SMM / SDD as we like.

If we are still able to enjoy it tat is...

well said exbro. if he is really as good as like the bullshit he say, he should ask for $1.2m dowry but match it with his own $1.2m to invest in a $2.4m matrimonial home. besides living happily in the $2.4m home after marriage, he should still have enough to invest so that the passive income is enough for them not to work. if he is that good, and deserving of a woman of that wealth and calibre, surely he cannot be a piece of shit himself. after working 15-20 years, he should already be financially independent with substantial wealth by now.
